Terms of use

FlatFwd lets students in Manipal advertise rooms they are leaving and find rooms other students are leaving. That is all it does.

We are not a party to any agreement you reach. We are not a broker, an agent, a landlord or a guarantor. We handle no money, hold no deposits, and take no commission. Everything after the introduction — viewing, agreeing terms, paying, moving in — happens directly between you and the other student, at your own risk.

This matters more than anything else on this page, so it gets its own section.

We do not check that a listing is real, that the rent is accurate, that the photos are of that room, that the person posting lives there, or that they have permission to hand it over. We do not verify identity, student status, or college enrolment. A listing appearing on FlatFwd is not a signal that we have checked it.

Treat every listing the way you would treat a notice taped to a gate. Visit in person before paying anything. Meet the people you would be living with. Ask to see the agreement the current tenant has with the owner.

You need an email address to list a room or contact a lister. When you use FlatFwd, you agree to:

• Post only rooms that genuinely exist and that you are genuinely leaving.
• State the real rent, deposit, maintenance and any other charges. Hidden costs are the thing this site exists to get rid of.
• Confirm you are actually allowed to hand the room over — that your landlord or society permits the transfer, and the people you live with know.
• Use your own identity, not someone else's.
• Take your listing down once the room is gone.

Don't use FlatFwd to advertise as a broker or agency, to post the same room repeatedly, to collect contact details for anything other than the handover, or to harass anyone.

What you write stays yours. By posting it you give us permission to display it on FlatFwd so other students can find it — nothing more.

A published listing is public. Anyone can read it, including people who are not signed in and search engines. Don't put anything in a listing you would not put on a public noticeboard: no ID numbers, no bank details, no photos of documents.

Listings stay up for 60 days, after which they lapse and stop appearing. You can relist.

We can hide or remove any listing, and suspend any account, if we think it breaks these rules — most often because a listing looks fake, a lister has no right to hand the room over, or someone is being harassed. We will usually not be able to explain the decision in detail, and we are a very small operation, so expect this to be imperfect.

FlatFwd is provided as it is, with no promise that it will be available, accurate or free of bugs. We are not responsible for what happens between you and another student: a room that turns out to be different from its photos, a deposit that is not returned, an agreement that falls apart, or a housemate who is not who they said they were.

Nothing here limits any right you have under Indian consumer law that cannot be limited by agreement.

These terms will change as FlatFwd grows — it is early, and much of the product is still being built. The date at the top tells you when this version was written. If something changes in a way that affects you meaningfully, we will say so on the site rather than quietly editing this page.
